Property and project management

Real estate software development, often with a GIS component

Systems for owners, developers, brokers and proptech companies whose operations have outgrown their tools, particularly where spatial data has to be part of the data model rather than a map widget.

Goals

What property businesses want from their systems

  • One system for the whole portfolio

Assets, units, tenancies and projects in one place instead of five.

  • Location you can query

Reports that answer where, as well as what and how much.

  • Construction projects that stay compliant

Approvals, legal status and costs tracked across every site.

  • Rent and service charges that reconcile

Financial figures that agree with one ledger.

Challenges

Where property systems break down

  • Spreadsheets next to the system

The work the property system cannot do moves into files nobody else can see.

  • Products that force workarounds

Asset types and approval chains that do not fit the product's idea of a portfolio.

  • Maps bolted on at the end

Spatial data kept outside the model, so location can be shown but not queried.

What we build

Real estate software we deliver

  • Project and construction management

Scheduling, approvals and compliance across construction projects, including GIS-integrated site data.

    Project management case study

  • Property management systems

Assets, units, tenancies and the day-to-day operations around them.

  • Financial management

Rent, service charges, transactions and reporting that reconciles to one ledger.

  • Document management

Leases and contracts with versioning and retrieval that still works years later.

  • Mapping and GIS

Spatial data as a first-class part of the system, so location can be queried and reported on rather than only displayed.

  • Modernization and replatforming

Replacing a system that still runs the portfolio, incrementally.

Services for property businesses

When to buy instead

Buy the property management system if your portfolio is conventional

The market is well served and a product will cost less than a build. Build when your asset types, approval chains or reporting are unusual enough that every product forces a workaround, and those workarounds are already costing staff time.

Property systems share a large amount of unglamorous structure: assets, units, tenancies, documents, roles, approvals and reporting. We have built that structure before and do not start from an empty repository, so the work goes into what is specific to you: your asset types, your approval chains, your reporting, and any mapping or GIS integration.

Questions we get asked

Real estate software questions

Can it integrate with our accounting and CRM?

Usually yes, and it is normally required rather than optional. What matters is which system owns each fact, so that a rent figure has one authoritative source. We settle that before writing integration code, because getting it wrong produces reconciliation problems that surface months later.

Do you handle mapping and GIS?

Yes, and we treat spatial data as part of the data model rather than as a map component bolted on at the end. That distinction matters as soon as you want to query or report on location rather than just display it.

How long before we see something usable?

A first usable version is typically weeks, as a time and materials build with a written ballpark after the scoping call. Replacing a live system takes longer and should run in parallel with the old one until you trust it.

Do you have real estate experience?

Yes. We built a GIS-integrated project management system for a leading real estate management company in 2024, covering cost estimation, field survey, legal status and project costing for large construction projects, with several organizations on one deployment.

What technology do you use for property systems?

Java and PostgreSQL for the core, GeoServer for spatial data and Angular for the interface: the stack behind the GIS-integrated project management system.
