Real Estate Software Development with GIS in the Data Model
We build property and project management systems for owners, developers, brokers and proptech companies whose operations have outgrown off-the-shelf tools, especially where location has to be queried and reported on as part of the data.

Delivering scalable, high-performance systems to real estate businesses
We have built a GIS-integrated project management platform for a real estate company, so we know how assets, tenancies, approvals and location fit into one data model.
One system for the whole portfolio
Assets, units, tenancies and projects in one place instead of five, so every team works from the same records.
Location you can query and report on
Spatial data stored in the model, so reports answer where as well as what and how much, without a separate map tool.
Construction projects that stay compliant
Approvals, legal status, field surveys and costs tracked across every site, with a record of who decided what.
Rent and service charges that reconcile
Rent, service charges and transactions posted to one ledger, so finance, operations and reports show the same figures.
Custom real estate software we build
Property and project management
Assets, tenancies, construction schedules and approvals in one multi-tenant system, like the platform we built for a real estate management company.
Mapping and GIS in the data model
Spatial data as part of the system, so location can be queried and reported on as well as shown on a map, with GeoServer and PostgreSQL.
Lease and document management with AI
Leases and contracts with versioning that still works years later, and AI search that finds the clause you need with a link to the source.
Modernization and replatforming
Replacing a system that still runs the portfolio a few modules at a time, with the old system running until the new one is trusted by your team.

Where off-the-shelf property software breaks down
Most property businesses reach the same limits once their portfolio, projects or reporting outgrow a standard product.
Spreadsheets next to the system
The work the system cannot do moves into spreadsheets nobody else can see, and reports stop matching what happens on site.
Products that force workarounds
Asset types and approval chains that do not fit the product's idea of a portfolio, so staff re-enter data and track exceptions by hand.
Maps bolted on at the very end
Spatial data kept outside the model, so location can be shown on a map but not queried, filtered or used in a report.
AI with nothing reliable to read
Leases, surveys and tenancy records sit in documents and separate tools, so AI assistants have no trusted source.
Stratoflow was a great partner, challenging as well as supporting our customer projects for the best outcome. They have a great pool of talent within the business - all very capable technologists, as well as being business-savvy and suitable for consultancy engagements.

When a packaged property system is the better choice
If your portfolio is conventional, the market is well served and a product will cost less than a build.
Build when your asset types, approval chains or reporting force a workaround in every product and those workarounds already cost staff time. We do not start from an empty repository: assets, units, tenancies, roles and approvals are structure we have built before.
Questions about real estate software development
Can it integrate with our accounting and CRM?
Usually yes, and it is normally required. Each fact needs one owning system, so that a rent figure has one authoritative source. We settle that before writing integration code; getting it wrong produces reconciliation problems that surface months later.
Do you handle mapping and GIS?
Yes. Spatial data goes into the data model itself, so you can query and report on location as well as display it on a map.
How long before we see something usable?
A first usable version is typically weeks, as a time and materials build with a written ballpark after the scoping call. Replacing a live system takes longer and should run in parallel with the old one until you trust it.
What experience do you have as a real estate software development company?
We built a GIS-integrated project management system for a real estate management company in 2024. It covers cost estimation, field surveys, legal status and project costing for large construction projects, with several organizations on one deployment.
What technology do you use for property systems?
Java and PostgreSQL for the core, GeoServer for spatial data and Angular for the interface: the stack behind the GIS-integrated project management system.
Do you work on proptech software development for startups?
Yes. The first release usually covers one workflow, built time and materials against a written ballpark, and grows as the product finds its users. If a product on the market already covers that workflow, we will tell you.
